The Colonies

The Colonies Specific Plan was originally adopted in September 1988 and encompasses 447 acres of land located in the heart of Upland, California. In July 1997, the property was purchased by The Colonies Partners, LP. The Specific Plan was amended in October 1998 to reduce single-family residential lot sizes and modify infrastructure phasing to allow for a more efficient development plan. In anticipation of the 210 Freeway expansion, the Specific Plan was updated in 2002 to significantly increase its commercial footprint. November of 2004, The Colonies Partners co-ventured with Pacific Development Group to construct and lease four shopping centers located south of the 210 Freeway. After subsequent revisions to create additional planning areas for residential uses, the Specific Plan currently allows for a maximum of 1,150 residential units and over 1,100,000 square feet of commercial space. The Specific Plan is approximately 99% built-out.
